Causes of Brickwork Damage

Brickwork Repairs

Types of Repointing

Brickwork repairs might entail the following:

  • Selective work to the joints and/or bricks - in some cases, only minor repointing of eroded joints will be required

  • Full wall re-pointing work - this can also enhance the appearance of your property

  • Bricks themselves can often be carefully removed and replaced with reclaimed bricks to match.

Heli-bar stitching may be an appropriate repair for cracks in historic brickwork, particularly where horizontal joints are no longer in line.

Water ingress is the most common and serious problem which can affect brickwork.

This can be a particular problem on exposed areas of a building such as upper floors and chimney stacks and in the vicinity of leaking rain water pipes. Although a brick building may appear sound when viewed from ground level this may not be the case higher up on the wall face. Other areas at particular risk are parapets, areas surrounding down pipes, and quoins (brickwork on the corner of a building). Once water has begun to penetrate brickwork it can quickly spread to affect a large area.

The following can be causes of water penetration and associated deterioration:

  • Rising damp from subsurface moisture

  • Windblown rain

  • Condensation caused by lack of ventilation

  • Failure of roof systems or rainwater goods

  • Infiltration through failed mortar

  • Inadequate surface drainage

  • Encroaching vegetation

  • Defective copings and flashings or damp proof courses

Brickwork decay can be associated with previous poor repairs, neglected maintenance, deficiencies in design, materials used and poor workmanship.

Flush joint

The mortar is generously applied and levelled in a smooth way so that the mortar is flush to the brickwork.

Flush brushed joint

The mortar is generously applied but not levelled smoothly. Brushing the excess mortar creates a more rough joint with more texture.

Weather struck joint

The mortar is applied partially recessed in an angle of 45°.

Recessed joint

This is an extra raked joint. The mortar is applied 2 to 5 mm deeper than the visible surface of the facade.

Raked joint

The mortar is pressed a bit inwards so that it is approximately 2 mm recessed compared to the facing brick.

London struck joint

This is a type of joint that is less common because it requires more time and expertise. The mortar is generously applied but not levelled smoothly. Brushing the excess mortar creates a more rough joint with more texture.
